Keeping Austin Weird duplex in sizzling hot area 4 in Northloop 78751!!! This quaint duplex rents very easily but we asked the tenants to move out to facilitate showing/sale. Rents may have been below market for the area (1395/1495). At the time of purchase it had apparently been represented to the city as a single-family, but owner was able to get a variance from the Board of Adjustment for duplex use after adding an attic firewall and filing a new access easement aligning with the location of the driveway. Recent changes to the development code ordinance may allow for up to 3 unit residential development but duplex use might be limited to the existing structure per the variance. Please do your due diligence particularly because this is a brand new situation. We have attached the document that the city referred us to so you can begin your search. Light rail across from property has never been a problem for tenants. Some mentioned enjoying the distance it creates to other properties.
