Buyer Steps

Here are the steps within the buying process....

#1    Contact me

Although you can buy a property on your own, having a real estate agent walk you through the process is a lot easier. Let me help you. 

#2   Determine how much property you can afford

The first step is to get pre-qualified to see how much money you can afford to spend on a property. Don’t worry, I’ll provide you some lender options and we’ll shop the best deal for you. This is where we will look at your income and analyze different purchase scenarios (i.e. look at total monthly mortgage payment, down-payment needed, home-ownership expense costs, etc.). Oh by the way, is your credit in need of some repair? Don’t worry, most of the lending companies offer free credit counseling. The final step in this section is to get a pre-approval letter from the lender. The next step is to find a property.

#2    Find the perfect property

Focus on your needs lists. What type of property are you looking for? What city are you looking at? What is the neighborhood like? Think about the future of the location you are considering. These are just some of the questions I will ask you to help find the right property. I’ll give you access to my database of properties to help with the search. The database which will contain accurate information. Remember, although Zillow and other real estate sites contain real listings, some of the information listed on those sites can be incorrect. Once we locate a property, lets move on it and make an offer. 

#3    Make an offer

Lets submit an offer. I’ll submit this on your behalf after we determine an offer price and terms. I’ll explain this to you more in detail when we get to this point. Note that we may get a counter offer. We’ll address this when or if this happens. Have no fear, I’ll be right here 

#4    Inspection

Yahoo. The offer was accepted. Now we need to order an inspection of the property to make sure we aren’t moving into money-trap. The inspection will come back indicating the property is in great condition, needs some work, or is beyond repair. We’ll deal with this when we get there. 

#5    Other steps

#6   Close the deal

I’ll bring the pen. This step requires that you fill out a packet of paperwork, related to your loan and closing escrow. Review, sign and return. Next step…..

#7   Receive the keys

Taking possession of the property is going to feel great. Anything after this point, you are on your own. JUST KIDDING. LOL. I’ll help you with whatever you need during this phase of the process. As an added bonus, I’ll even throw in a complimentary consultation from a Interior Designer.
