This tract of mostly cut-over (2016) woodland well suited for hunting, fishing, trail riding, hiking, farming and for a dwelling or cabin getaway. Located in eastern Sampson County about 3.5-miles south of Turkey, NC and 5+-miles SW of Warsaw I-40 Exit 364. Approx. 700' frontage on two sides of Needmore Rd. (SR 1004) and 1,775+- feet frontage on S/S of Colwell Ln. (dirt). About 4+-acres of well drained cutover woods lie on the east side of Needmore Rd. Approximately 3.57+- acres of cropland and a 5+- acre field is overgrown. It consists of mostly 8+- year old natural growth trees to include a mixture of scrub oaks, young pines, pulpwood and chip-n-saw size pine and mixed hardwood trees scattered throughout. The undulating topography slopes southwest and is low along Six Runs Creek of which approximately 15+-acres are within the FEMA AE Flood Zone along the creek. Wood paths throughout but most are overgrown; thus, access to rear portion of the tract is over the Colwell land. About 80% of the soils appear to be well drained but suitability for septic systems must be determined by Sampson County Environmental Health. Overhead distribution power line easement crosses tract. Tract is in Voluntary Ag District 4 and is within 1/2 mile of a qualifying farm. See pictures and other exhibits.
