Property is located on South Shirk Road, between CA Highway 198 and Walnut Avenue in Visalia, CA. Property is outside of the city limits (County Island), but is in the City of Visalia's Sphere of Influence. The City of Visalia Zoning is Urban Development - Tier 2. Property is located in Kaweah Delta Water Conservation District and part of Greater Kaweah GSA. There is one (1) Ag well, drilled in 2017, 500′ deep with a 25 HP submersible pump. In August 2023 a 10 HP booster pump was integrated into the current irrigation system to deliver ditch/surface water to the ranch. Berries are irrigated via a double line drip irrigation system. Sustainable Groundwater Management Act (SGMA) requires groundwater basins to be sustainable by 2040. SGMA requires a Groundwater Sustainability Plan (GSP) by 2020.
